A. Foreign Demand Insights

1. Top Foreign Markets — Where Demand Is Coming From

Germany (DE) remains the leading source of foreign leads at 13.56% of the total. Russia (RU) surged into second place at 11.94%, followed by Great Britain (GB) at 9.57%. Israel (IL) and Greece (GR) form a strong next tier at 8.24% and 8.17% respectively — a notable rise for both.

2. Rental vs. Sale — What Foreign Buyers Want

The rental segment continued to dominate and the gap widened: "real‑estate‑to‑rent" generated roughly 3.75× the interest of "real‑estate‑for‑sale" (up from ~2× in Q1).

Within rentals, apartments and flats are overwhelmingly the strongest lead source, with houses a clear second, followed by rooms/flatmates and then commercial property. For sales, apartments and flats again led, followed by houses, with plots of land showing notable interest.

3. Geographic Demand Within Cyprus

Limassol stands out as the most in-demand city, followed by Larnaca and Paphos, with Nicosia and Famagusta also showing notable interest.

Within these cities, the standout districts were:

  • Limassol: Mesa Geitonia, Neapolis, and the Germasogeia Tourist Area
  • Nicosia: Aglantzia, Strovolos–Acropolis, and Engomi
  • Larnaca: Livadia, Oroklini and other central Larnaca neighborhoods
  • Paphos: Kato Paphos and Chloraka
  • Famagusta: Paralimni, Kapparis, and Agia Napa

4. Size & Price Preferences

Foreign users continue to favor smaller properties, with the under‑95 sqm bands by far the strongest, while large homes (240+ sqm) still draw some interest. Demand remains price‑sensitive.

On the rental side, demand is heavily weighted toward the lower end.

  • €0–800/month band is the single largest rental segment
  • €800–1,300/month band follows close behind
  • interest drops off sharply above €1,300/month.

For sales, interest splits into three main price groups:

  • The strongest interest is in properties under €195K. This is the most popular sale price range overall.
  • The €195K–€1.25M range also gets steady interest, but demand becomes lower as prices increase.
  • Above €1.25M, a smaller but distinct segment shows strong interest in premium properties — so while most foreign users are budget-conscious, there is also a real audience for luxury listings.

5. Bedroom Preference

The 1–2 bedroom and studio segments dominate. This continues to align with strong rental demand and the preference for smaller, affordable units among foreign visitors.

B. Cyprus Demand Insights

6. Overall Engagement

The second quarter of 2026 delivered robust engagement across Bazaraki's Real Estate vertical, with approximately 6.46 million listing views recorded between April and June.

7. Monthly Trends

Activity opened at 2.35 million views in April, declining to 1.96 million in May before recovering to 2.15 million in June . This April-peak, May-dip, June-recovery pattern mirrors the dynamic seen in Q1 (February dip, March recovery) and is consistent with mid-quarter seasonality. Notably, April 2026 outperformed all three Q1 months, suggesting a spring uplift in demand.

8. Property Preferences

Apartments and flats are the most popular property types for both renting and buying.

Renters are even more focused on apartments and flats, which make up around 67% of rental views. For buyers, apartments and flats also lead, but with a lower share of around 56% of sale views.

Houses are more popular among buyers than renters. They get around 27% of sale views, compared to around 21% of rental views.

Plots of land are mainly interesting to buyers. They make up around 6.9% of sale views, but almost no rental interest.

Rooms and flatmates are more relevant for renters and receive more rental interest than plots of land.

Property condition only applies to properties for sale, not rentals. Among buyers, resale properties get the most attention, followed by under-construction properties and then brand-new properties. This shows that resale properties are the main driver of buyer interest.

9. Price & Condition

For-sale properties:

  • €0–195K: 1.14M views — the top-performing sale price segment.
  • €195K–1.25M: also performs well.
  • €1.25M+: notable luxury-segment presence.

For-rent properties:

  • €0–800/month bracket (1.3M) and the €800–1300/month bracket (962K).
  • €1300+/month: ~1.39M views — still shows considerable interest across the higher brackets.

10. Geographic Demand

Limassol leads by a wide margin, followed by Nicosia, Larnaca, Paphos, and Famagusta — a ranking consistent with Q1.

Top neighborhoods by city:

  • Limassol: Agios Athanasios, Germasogeia, Neapolis.
  • Nicosia: Aglantzia, Engomi, Strovolos.
  • Larnaca: Oroklini, Livadia and other central Larnaca neighborhoods.
  • Paphos: Pegeia, Chloraka, Kato Paphos.
  • Famagusta: Paralimni, Kapparis, Protaras.

Q2 2026 Real Estate Traffic Overview

During the second quarter of 2026, the Real Estate category continued to demonstrate strong performance, with daily engagement increasing further and monthly reach remaining consistently high throughout the quarter.

Daily Active Users (DAU) showed a positive overall trend during Q2.

  • April: 25.8k
  • May: 25k
  • June: 29k

Although May recorded a slight dip compared to April, DAU increased significantly in June, bringing the average DAU for Q2 to approximately 26.6k. This indicates continued improvement in day-to-day user engagement compared to Q1.

Monthly Active Users (MAU) also remained strong across the quarter.

  • April: 309k
  • May: 306k
  • June: 342k

The average MAU for Q2 is approximately 319k, showing a clear increase in overall reach versus the previous quarter. June stood out as the strongest month, recording the highest levels of both daily and monthly activity.

In summary, Q2 2026 reflects continued growth in the Real Estate category, with stronger daily engagement and broader monthly reach. The performance of June highlights increased user interest and activity, suggesting that demand across the property market remained strong as the summer period began.
